Because we are located directly in the City of Hudson and only a walk from the Amtrak train between New York City and Albany, we are open year round. Rates vary depending on the length of your stay, the day of the week and the season; mid-week rates are less. Please note our cancellation policy below.
Our LOBBY is open 24 hours a day, 7 days a week. We request you give us until 3pm so that our housekeeping staff has time to get your room clean and ready.

Each Guest Suite has wireless DSL internet service for your personal computer or phone.
Union Street Guest House uses 100% cotton linens and bath accessories and feather pillows and quilts, and all rooms are air-conditioned. All of our private baths are stocked with L'Occitane all natural amenities. PLEASE let us know if you have any sensitivities.

We do not serve a standard breakfast - However we do provide - with our compliments in every room - freshly brewed COFFEE from our local roaster, (Strongtree) as well as a selection of FINE TEAS from Harney & Sons and midmorning or afternoon snacks as well as bottled water in each fridge. ALSO - Located as we are in the middle of the City of Hudson a wide range of restaurants, cafes & bakeries are available for every taste within a very short walk.
We only accept cancellations via email and you must receive a response from us in order for you to have an approved cancellation. If we approve your cancelation VIA EMAIL make sure and read our refund policy below.
PLEASE read our CANCELLATION POLICY carefully. Unfortunately we cannot make exceptions for any reason. This includes weather, family issues, personal issues, illness, or anything that is not something we can control. We do not trade reservations for other dates. We RESPECTFULLY request that you do not ask us to do so.
Cancellations must be made via email and you must receive a response from us for a cancellation to be accepted at all. email@example.com. There will be a $35 charge for any cancellation (per room). Cancellation of a reservation must be made at least 15 days prior to your arrival date (15 days on the calendar counting forward to arrival date) for a non wedding reservation to receive any type of refund. Cancellations made within 15 days will be charged for the entire length of stay. 100% of your reserved stay will be billed to your credit card when we accept your online booking. Early departures and changes in arrival dates are considered cancellations. We reserve the right to refund at any time. Wedding guests are not refunded until after the event.
We do not give credits for future stays. If we have not worked out a mutual agreement for a credit within 29 days from the date or your reservation we will no longer honor any type of refund. We do not refund any fees that may have been added to your charge.
NOTE: If your stay is longer than 3 days we do not accept cancelations of any kind.
Holding more than one room or up to the entire hotel for WEDDING guests requires a deposit. We reserve the right to hold deposit until we feel that all charges, taxes, fees, damages, or any other financial obligation has been resolved regarding you and anyone in your party. This includes credit card disputes, chargebacks, or any question regarding anything to do with billing with you or anyone in your party, or anyone of your guests. The deposit will not be refunded until we feel that everything is 100% resolved. If you hold the entire Hotel you are responsible for every room. There are no "releasing" rooms prior. Any unused room charges will be deducted from the deposit.
Payment may be made in cash, check, American Express, Visa, MasterCard, and Discover. Please note that quoted rates do not reflect sales tax and handling fees which will be added at the time of payment. E-mailed confirmation notices may be sent as a courtesy upon request. We reserve the right to move guests to another Suite of comparable or better value at any time prior to arrival. Itemized receipts are available upon request.
We are not responsible for left, lost or stolen Items. If you leave something in your room we will do our best to recover it for you. However, due to our small staff, we do not guarantee when or if it will indeed be returned. If you need the left item right away we recommend that you call a shipping company and have them pick it up from us. Please call us ahead so that it will be ready for pick-up.
We reserve the right to cancel a reservation at any time for any reason.
Please ask us before you make your reservation if you have a question about a gift card. We only honor certain gift cards and at certain times/days of the year. We do not accept gift cards or gift certificates without prior notification. You will be charged up front per a regular reservation and refunded when you present your card or certificate upon arrival.
